What is this tool?
An EMI (equated monthly instalment) is the fixed monthly payment you make to repay a loan over a set period. The same EMI is paid every month, but within each payment the split between interest and principal changes over time: in the early months most of the payment is interest, and in the later months most of it is principal. EMIs are the standard repayment structure for home mortgages, car loans, personal loans and student loans in many countries. This calculator takes three inputs — the loan amount (principal), the annual interest rate, and the loan term in years — and returns your monthly payment, the total interest you will pay over the life of the loan, the total amount you will pay back, and a full month-by-month amortization schedule showing how much of each payment goes to interest versus principal. The monthly EMI is calculated with the standard amortization formula: EMI = P × r × (1 + r)ⁿ / ((1 + r)ⁿ − 1), where P is the principal loan amount, r is the monthly interest rate (the annual rate divided by 12 and then by 100), and n is the total number of monthly payments (the loan term in years multiplied by 12). This formula ensures that every payment is identical and that the loan is exactly paid off after the final payment. The total payment is simply the EMI multiplied by the number of months, and the total interest is the total payment minus the principal. The amortization schedule is built month by month: for each month, the interest portion is the outstanding balance multiplied by the monthly rate, the principal portion is the EMI minus that interest, and the outstanding balance is reduced by the principal portion. If the annual interest rate entered is zero, the formula is replaced by simple division (principal divided by number of months) to avoid dividing by zero, since an interest-free loan has no compounding.How to use

What exactly is an EMI?

Why is interest higher in the early months?
Interest is charged on the outstanding balance, which is largest at the start of the loan. So early payments are mostly interest. As the principal is paid down, the interest portion shrinks and the principal portion grows, until the final payments are almost entirely principal.
Does the interest rate need to be monthly or annual?
Enter the annual interest rate as a percentage, exactly as a bank would quote it (for example 6.5 for 6.5 percent). The calculator automatically converts it to a monthly rate internally by dividing by 12. You never need to convert it yourself.
How accurate is the amortization schedule?
Very accurate. The schedule uses the same standard amortization formula that banks use, so the monthly payment and the interest/principal split match what a lender would show. Tiny rounding differences (a cent or two per month) can occur because real banks round each line item, but the totals are essentially identical.
Tips & Advice
Even a small difference in the interest rate makes a large difference over a long loan: on a 30-year mortgage, a 1 percent lower rate can save tens of thousands in total interest, so always shop around before signing. Shortening the term raises the monthly EMI but dramatically cuts the total interest, because the principal is repaid faster and there are fewer months of interest to pay. Making occasional extra principal payments is one of the most effective ways to reduce total interest, because every extra dollar directly reduces the outstanding balance that future interest is charged on. When comparing loans, look at the total payment, not just the EMI — a longer term can have a lower monthly payment but cost far more overall.
